yep, here I go again on my usual crusade when it's either nice out or beginning to get cold. I want to get some cheap nice waterfront property (no, I don't ask for too much, so quit asking....) I want to stay about 2 hours from Flint so that we aren't killing ourselves in the process of getting there. Any ins on someone selling something that is directly on a nice all-sports lake? I don't want the "I can see water from this window when the leaves are off the trees and I stand on my toes" waterfront. I want the "gee, let's walk 40 feet from our door without crossing a road" waterfront."


Like I said, I don't ask for much :hehe:


So, any idears for me?????? TIA

lots of places for sale by my cottage on little long lake lin Hale michgain (about 2 hours north of flint) 30 minutes from marv's.

Its a buyers market right now . Plus there are a ton of places for sale .

I would go to a agent and ask them, bet you can find a bunch right now.

vacant or with a cabin? There is a big difference between all sports and no wake as well. I recently lost on a deal near Gladwin in Ogemaw County (Frost Lake) when they were asking $25g and ended up selling to a friend of mine for $13. (vacant 50x220ft) They were more desperate when I inquired about it 6 months earlier because their kid got deeply in debt.

i'd like something with a cabin on it on an all sports lake. I guess we'd consider vacant property if the price is right, but I really don't want to go through the whole putting in septic, etc. I have this idea that it may be cheaper in the long run to get something with a cabin on it that we can update to our liking. Not sure that's true, but it's my logic at this point in time.


All sports is what I want so we can have a ski boat or pontoon with jet skis. We would probably do the agent thing, but at this point I'm not even sure what lake to look at so I'm hoping for some suggestions from people "in the know."



Pete, your spice rack would be welcome--we hope to sell our spice rack and upgrade to a cabin.

What is with this "I" crap??

Mel, we typically drive around areas and find a lake we like and see what is for sale. There are tons of places for sale, you should probably decide whether you like a sandy bottom, private vs. having a public access, etc. The public access thing is really important if it is a all sports lake because you'll get a lot more traffice on it on the weekends.....

i guess sandy bottom would be nice. I never thought about the public access thing, and that's a great point. I kinda grew up on Sand Point near Caseville and would love to be there, but what I can afford and what I can live with are on two different ends of the spectrum there :)


Oh well, it's getting cold out so now I find myself searching properties south of the border instead of in our neck of the woods. hard to imagine boating when it's snowing outside.

How big of a lake do you want to have property on? do you want access to other lakes? Do you enjoy skiing, general boating, overnighting, fishing, etc. As was mentioned public or private, etc.

There are a ton of great medium to small lakes to choose from, but it really will depend on how much lake you think you need.

Most lakes north of saginaw have a decent sandy bottom, but its definately something to be concerned with, having a mucky lake at your perm residence is fine because if you use the beach it will stay fairly sandy.

Having a mucky bottom at a cabin means it will be a mucky mess all the time.

nah, don't want muck. I want a million dollar cottage on a million dollar lake with a million dollar view and I want it for dirt cheap. Think I'll get what I want??? :)
